· Email Properties! You can email a property to anyone with the app so they can have all your inputs. They can even make updates and send it back! This feature will also allow you to archive your properties or move them to another device. You can even email screen captures of many screens.
· Email PDFs! You can email a professional report with a cover sheet with the calculations for a property right from the app! See below for an example.
· Transparent Calculations! There is no need to worry about how the app is calculating the numbers and if it is correct. In the calculation modules the app shows how it is calculating all the tax numbers, cash flow numbers, and P&L statements for every year of the deal so you can validate the calculations or just understand the logic.
· Very Convenient! You can input as much or as little detail as you want. For example you can enter one annual expense amount or enter up to 19 categories of expense such as trash, electric, insurance, and management expense.

If you tap "Edit" you can delete properties.

Tapping "Defaults" takes you to an input screen for numbers to be added to every new property. For example you can set up a default income tax rate.
Tapping the "Info" button will show you definitions of all the acronyms used in the applications as well as the methodology used to calculate them.

The application has been designed to look like a manila folder and the properties are individual pieces of yellow pad paper.
Executive Summary View

The summary is the dashboard for the property and has different sections for different types of property data. For example in the Property Metrics section the view has IRR and year 1 Cash on Cash laid out in a matrix. The after tax leveraged IRR for this property is 21.44%.

Tapping the "Inputs" button at the bottom takes you to the "Input Screen" view below and allows you to change any one of over 100 possible inputs for the property. See the "Inputs Screen" below for more detail.

Tapping the "Outputs" button takes you to all the possible ways to use the data including calculations, P&Ls, metrics, and email. See the "Outputs Screen" below for more detail.

Tapping the "Scenarios" button takes you five different ways of doing real time analysis. See the "Scenarios Screen" below for more an example.
Input Screen

The buttons under "Detailed" allow more inputs of the same type. For example to input annual expense in greater detail touch the red down arrow.

It is possible to run the entire application just by filling in the inputs on this page.
- Tap the picture at the upper left to add your own picture of the property.
- Tap the map to set the property's location.

Tap the pencil icon at the upper right to email a screenshot of your inputs.

Closing Tax is a special set of Yes/No toggles that tells the application if the closing cost belongs in the initial tax value of the property.

For example tapping "YES" under "Total" next to "Closing Tax" tells the application that the amount one row above next to "Closing Cost" is taxable.

That means it will be added to the property tax valuation when the application calculates depreciation as well as the tax basis for the tax at sale.
Output Screen

Five different tax calculations including tax at sale, tax basis at sale, and tax from operations are shown in the application. All of them have the detailed build up of the numbers for every year of the deal to allow detailed analysis!

Seven different cash calculations including the buyer's initial cash payment, cash flow from operations, and price at sale are shown. All of them also have the detailed build up of the numbers for every year of the deal to allow detailed analysis!

Scenario Screen

The five scenario screens allow you to vary all the inputs on the input screen except the tax inputs, the closing inputs, the square feet, and the unit quantity.

At any point tap "Save" to keep your changes or tap "Scenarios" to ignore them.
Example Output Screens

The output screens show annual totals for every year of the deal and can be scrolled year by year.

Every step of the calculation is shown starting with the user inputs.

All the calculations are actually performed on a monthly basis and then summarized for a year to avoid computing inaccuracy.
